Bird Nest ("we," "us," or "our") operates a platform offering fully furnished accommodations for short-term and long-term stays. These Terms and Conditions ("Terms") govern your use of our website, services, and accommodations (collectively, the "Services"). By accessing or using Bird Nest’s Services, you agree to these Terms.

1. Scope of Services

Bird Nest manages, leases, and provides accommodations for short- and long-term stays in partnership with property owners. By making a reservation, you agree to a limited, revocable license to occupy and use the booked property ("Accommodation") for the agreed duration.

2. Eligibility

You must be at least 18 years old and able to enter into a legally binding contract.

By accepting these Terms, you represent that the information you provide is accurate and that you will comply with all laws, rules, and regulations.

3. Booking and Reservation Policies

A. Reservation Procedure

Search for an available property.
Provide accurate personal details (name, email, phone number).
Submit valid payment information.
Confirm your reservation via a confirmation email sent to your provided contact details.

B. Payment

All fees, including reservation charges, cleaning fees, service fees, and applicable taxes, will be displayed during the booking process. Payments are accepted via credit/debit cards (Visa, MasterCard) or other approved methods.

C. Cancellations and Refunds

Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away.
50% refund for cancellations made at least 7 days before check-in.
No refunds for cancellations made within 7 days of check-in.

4. Guest Responsibilities

A. Use of the Accommodation

Accommodations are for personal use only and must not be sublet or used for commercial purposes. Guests must comply with all house rules, which will be communicated before or during check-in.

B. Damages

Guests are responsible for maintaining the Accommodation in its original condition. Any damage to the property or furnishings will result in charges for repair or replacement. Guests will receive an itemized breakdown of damage charges.

5. Liability and Disclaimer

Your use of the Services and Accommodations is at your sole risk. Bird Nest disclaims all warranties, including fitness for a particular purpose and non-infringement.
